Choosing the right escrow company name for successful real estate investment

Real estate investing can be a rewarding business if you make the right choice and hire an escrow company. The right escrow can mean the difference between a smooth and fast closing or a complicated, delayed closing, quite possibly full of costly mistakes.
You can’t be too careful when choosing a title escrow company. Your needs as a real estate investor are very different from those of the average home buyer, and the escrow company you choose should be able to accommodate them all.
When dealing with a title escrow company, it is wise to ask for their most experienced escrow, especially one that has worked with real estate investors. Ask if they have worked on any real estate deals that involved creative solutions. Ask for referrals from previous real estate investors they have worked with. Insist that only this person handles your work.
Remember that you will be working closely with this person throughout the process and they will become like a personal secretary whose job it is to carry out your instructions.
Here are some questions to ask a potential escrow company or employee:
1. How long have you been working as a depository?
2. How long were you an assistant before becoming a depository?
3. Do you have an assistant? Are they familiar with the files?
4. Are you comfortable closing “creative” real estate deals.
5. Can you do “provided” closures, concurrent closures, etc.
6. What are your working hours? If necessary, can you and will you stay?
7. If necessary, can you meet the client for signing outside of your office?
8. What methods and frequency do you use to communicate the status of your files and to whom?
9. What is the scheduled recording time for your company?
10. How do you work with deposit accounts for collection?
11. Will you insure a comprehensive trust?
12. Do you have a notary public?
13. What are your commission fees?
14. What are your financing options?
15. What is the method and time for processing property profiles?
16. Do you have an out-of-hours title information service?
17. What do you expect from me?
These are just a few questions to get you started. Create your own checklist of questions as you go.

After completing the search process, choose the escrow agent that you feel most comfortable working with. Your choice of escrow agent may be one of the most important decisions you make as a real estate investor.
