Deciding whether or not to use a real estate agent when buying or selling your next home is a question you’ve probably asked yourself before. If you’re not sure if using a real estate agent is worth it, this article can help.
The 2011 Profile of Home Buyers and Sellers, created and distributed by the National Association of Realtors, shows that only 10% of home sales are for sale by owner (FSBO’s). Also, the average FSBO listing sold for $150,000, while a real estate agent assisted home sold for $215,000. Although many people think that they can save time and money by selling the house themselves, this is often not the case. They also don’t always understand the challenges that come along with selling their home FSBO. The Home Buyers and Sellers Profile shows the most difficult tasks for FSBOs:
• Understanding the housing market and listing their home at the right price.
• Understand the paperwork involved and fill everything out correctly.
• Having enough time to spend on all aspects of the sale. This would be marketing the home, showing the home, responding to phone calls and emails about the home, etc.
• Deciding whether or not they should spend more money to furnish or repair the home.
• Sell the house within a certain time frame.

2. Real estate agents have access to the Multiple Listing Service (MLS). The MLS is a service for real estate agents that provides them with the most information about homes for sale in your area today.

Oftentimes, real estate agents can negotiate the sale of items in the home such as washers/dryers, refrigerators, or appliances. A real estate agents job is to make sure you get the best deal.
5. Agents continue the agreement. Once your offer is accepted, you will have a lot of work to complete in a short amount of time. Your agent can help you track and coordinate all the tasks required in the buying process.

1. The real estate agent is worth the commission. Once you factor in everything your agent does from listing the home to selling it, the commission paid to that agent is usually money well spent. Oftentimes, an agent can help your home sell faster and make more money than you could on your own.
2. Agents understand the current housing market. Choose an agent in your area. This agent understands the neighborhood, home values, neighborhood benefits, and local competition.
3. Agents know how to sell your home. This is their job and just like any other job, if they don’t do a good job, they get fired. A real estate agent is a professional and they should know what they are doing. It’s usually a good idea to get an agent’s record before letting them sell your home. Selling any home requires experience, diligence and knowledge in this market. Their job is to attract buyers and sell the house.
